Planning approval for KEO designed United Real Estate Company office tower
KEO International Consultants has received planning approval for United Real Estate Company’s office tower located in Dubai’s Meydan Development. The design, led by Principal Designer Raj Patel, creates a contemporary podium/tower configuration with clean lines and efficient planning.
The main lobby of the tower cuts through the site and links the ground floor drop-off on the north side with the lower level canal promenade on the south side. 3,600 sq m of retail space is located at the promenade, ground, and mezzanine level. Above this rests 7 parking levels and a 35 storey office building providing roughly 36,000 sq m of leasable space.
The podium parking structure is clad with vertical glass reinforced concrete panels to allow for natural ventilation. The tower’s curtain wall design takes a sustainable approach by responding to the sun movement throughout the day and providing passive design solutions that reduce the amount of sun reaching the glass surface. To that end, vertical fins and horizontal louvers have been selectively used, based on the orientation of the façade. The fins at the western façade become deeper at the top of the tower to create private balcony spaces for the last two executive floors. Finally, the northern and western facades are separated from each other to create a strong sense of vertical movement and create a unique pinnacle to the tower.
